Austin Office

David Simmonds | Principal & Founder

David Simmonds, was a senior vice president with the Austin Commercial Retail Division of The Weitzman Group from 2000-2008. Simmonds specialized in retail project representation in the greater Austin area. Prior to joining The Weitzman Group, he was a retail brokerage specialist with Lynx Property Services and a property manager for United Commercial Realty.

Simmonds had been consistently honored by The Weitzman Group for outstanding production. Simmonds was a statewide top producer for Weitzman for 2003, 2004, 2005, 2006 and 2007 and the No. 1 producer for the Austin office every year from 2003 through 2006 . He has received the statewide award for Most Leases every year from 2002 to 2007 and the statewide award for Most Signs on Properties every year from 2003 to 2007. He was named statewide Rookie of the Year for Weitzman in 2000. In addition, the Austin Business Journal consistently ranks him as one of the top producing commercial real estate brokers in the market, including a ranking as the No. 1 Heavy Hitter in the Austin market for 2002 and 2005, and the No. 2 Heavy Hitter for 2006.

During his tenure at Weitzman- Simmonds was directly and indirectly involved in the closing of over 1,100 deals in 8.5 years!

Simmonds is a member of the International Council of Shopping Centers.

Cole Brodhead | Principal : Austin Retail

Cole Brodhead, was a leasing associate with Endeavor Real Estate Group in Austin for almost three years. He leased Endeavor’s portfolio of power anchored centers as well as managed their third party portfolio of shopping centers. He was responsible for interacting on a daily basis with third party owners such as Archon Group, Jones Lang LaSalle, Thackeray Partners and A&B Properties. Prior to joining Endeavor, Brodhead was an associate with Robert J. Brock Interests in Houston, Texas which is a full service brokerage and development firm. He was involved in the tenant representation of a number of national tenants dealing with the site selection and lease negotiation process. He also assisted in the development and leasing of the company’s first retail shopping center.

Brodhead is a member of the International Council of Shopping Centers (ICSC) and the Real Estate Council of Austin (RECA).

Brodhead received his Bachelor of Arts degree in Political Science from Texas Christian University and his Judicial Doctorate from South Texas College of Law.

Alan P. Rust, CCIM | Principal : Investment Sales

Alan P. Rust, CCIM specializes in the leasing and sale of retail property throughout central Texas. Alan has had a diverse professional career which has spanned more than 20 years. Alan has done business and negotiated deals across the United States and internationally. His responsibilities have included the negotiation of retail acquisitions, dispositions, leases, development opportunity identification, site selection, development of strategies to mitigate risk. Previously, Alan was with Sperry Van Ness, a national brokerage firm, where he specialized in the leasing and sales of Investment retail real estate.

Prior to moving to Austin, Mr. Rust was a commercial broker in Colorado where he earned recognition as a “Heavy Hitter” in commercial investment sales from the Denver Business Journal. In addition, Alan founded and served as president of Snowshoe Ridge Properties, LLC, a successful real estate holding and development firm.

Previously Mr. Rust was the director of Solution Development & Strategic Alliances for Tanning Technology Corporation. As such, Alan successfully negotiated and sold $10 million to $75 million deals solving large scale customer relationship management and data warehousing challenges for Fortune 500 clients. Further, Mr. Rust developed marketing plans, established corporate alliances, built relationships with industry analysts and led development teams in the US, UK and India. Clients included: United Airlines, Hartford Insurance, Ford Motor Company, Sun Microsystems, Continental Airlines, Ameritech, Qwest Communications, MCI and AT&T.

Mr. Rust has earned the Certified Commercial Investment Member (CCIM) designation and is active in the industry as a member of the International Council of Shopping Centers (ICSC), the Central Texas Commercial Association of Realtors (CTCAR) and the Real Estate Council of Austin (RECA). Mr. Rust earned a bachelor’s degree in Computer Science with a minor in Business Administration from Binghamton University in Binghamton, New York.

Hannah Douglas | Principal : RS Metro

Hannah Douglas was previously Director of Real Estate at World Class Capital Group, working on investment sales and launching its brokerage services division. She has more than ten years of commercial real estate experience, specializing mostly in large-scale urban mixed-use developments.

Hannah has leased mixed-use projects for leading developers nationwide, including the Karahan Companies, Lincoln Property Group, OPUS, Trademark Property Company, Oliver McMillan, and The Howard Group, with recent notable projects being The Shops at Legacy, Hill Country Galleria, Grand Boulevard, Market Street Woodlands, Watters Creek and The River Oaks District. Ms. Douglas started her career at the Weitzman Group where she developed extensive tenant representation and project leasing experience.

The Dallas Business Journal has awarded Ms. Douglas ‘Rookie of the Year’ and ‘Heavy Hitter’ Awards. Herman Tjahja | Vice President

Herman Tjahja started his real estate career in Austin in 2001 with First Place Realty. In 2003, he became a Partner at ETM Realty where he specialized in restaurant representation and in 2008, closed over $12 million dollars’ worth of deals.

Herman joined Retail Solutions in 2011 where he continues to use his unique skills (he speaks FIVE different languages!) to represent an array of tenants to help them find the space they are looking for, and to help our landlords fill up their vacancies.

Ryan Hoff | Vice President

Ryan Hoff is a licensed Texas Real Estate Broker, and has been active in commercial real estate throughout Texas for almost a decade. Prior to joining Retail Solutions, Ryan worked for national investment sales firm, Marcus & Millichap, in a number of capacities. In 2005, he joined their National Retail Group where he began selling single and multi-tenant retail assets across the state of Texas. He specialized in the disposition of investment properties from $1-20 Million, ranging from STNL sale-leasebacks to national credit-tenant leased shopping centers. He also joined their National Self Storage Group in 2009, and in 2010 he joined Marcus & Millichap Capital Corporation. While with MMCC, Ryan identified debt and equity placement opportunities from $1-100 Million across the country. Before joining M&M, Ryan sold and leased commercial properties in Austin for Henry S. Miller Commercial.

Martin Turner | Vice President

Martin Turner was previously a Leasing Executive for Weingarten Realty Investors where he was directly responsible for leasing a 2 million square foot portfolio of grocery anchored and retail power centers.  In his final quarter with Weingarten prior to joining Retail Solutions, Turner tied for the highest volume of deals completed amongst Weingarten’s Central region leasing staff.

Prior to joining Weingarten, Turner had enjoyed entrepreneurial success in various facets of real estate including banking, construction, investments & sales.

Chris 'Whit' Ewen | Assistant Vice President

Chris “Whit” Ewen began his real estate career in 1996 investing in residential property. Prior to joining Retail Solutions, as an Austin Planning Commissioner, he heard hundreds of entitlement cases. He also served as a project manager for a developer on a new 34-unit, mixed-use center. He founded and ran successful technology companies after a stint as a Regional Sales Manager in Europe for Dell. He brings over 20 years of sales experience where he sold to C-level clients $10 mm solutions.

He is a member of the Real Estate Council of Austin, Urban Land Institute and ICSC. He graduated from the University of Texas at Austin.

Matt Delahoussaye | Assistant Vice President

Matt Delahoussaye has extensive expertise in a number of areas of commercial brokerage including tenant/landlord representation, site selection, build-to-suit projects as well as owner-user and investment sales in urban, suburban and rural areas.  Matt’s expertise and experience extend across multiple property types including: retail, industrial, office, mixed use and land .

Andrew Perkel | Associate

Andrew Perkel began his real estate career 18 years ago investing in residential properties.  Since that time, he has garnered 9 years of experience in commercial real estate.   Andrew’s first client was a national medical device provider who engaged his services nationwide.  Andrew successfully negotiated numerous leases for his client and continues to negotiate commercial leases and sales.  Andrew is a certified negotiator and is a certified federal mediator.

Andrew has lived in Austin for the past 19 years giving him a very well rounded scope of the market.  He has four children: 20, 17and 7-year-old twins.

Brett Gissler | Associate

Brett joined Retail Solutions in 2010 as an associate on the Retail Leasing Team. His main responsibilities include project leasing as well as tenant representation in the greater Austin area.  Brett has more than 4 years of experience in landlord representation.

Prior to joining Retail Solutions, Brett worked at St. Ives, Realty, where he did project leasing for over 40 Wal-Mart Supercenter peripheral retail centers throughout the state of Texas.  Additionally, Brett recently completed a multi-city rollout in Central and South Texas for a national chain of Extended Stay Hotels.  His role in this assignment included site selection and market analysis.

Carter Bailey| Associate

Carter Bailey joined Retail Solutions in 2011 as an Associate on the Retail Leasing Team. His responsibilities include project leasing, tenant representation and investment sales in the greater Austin area, with a specialization in Single Tenant Asset Sales.

Prior to joining Retail Solutions, Carter was a Partner with Lake Forest Capital, where he focused on net lease investments for clients throughout the country. Additionally, he worked with Big Horn Development in Dallas-Fort Worth, assisting with subdivision and land development.

Carter graduated from St. Edwards University with a B.A. in Business Management and is a member of the International Council of Shopping Centers (ICSC).

David Schoenemann, CCIM | Associate

David started in real estate working for Municipal Development Group, Inc. in Houston, Texas. David’s work involved developing single family lot subdivisions for numerous clients and garnered experience in every phase of development including site selection, engineering, entitlement, and construction. David moved to Austin, Texas in 1988 and did residential sales and leasing. David attained his broker’s license in 1990 and his CCIM designation in 1996. David was a broker-associate with Yancey-Hausman in Austin from 1994-2000 were he was involved in commercial sales and leasing. David and a partner founded CRES, Inc. in 2000 with an emphasis on single family lot development, investment sales and retail development. David joined Retail Solutions in 2011. David is a graduate of Texas A&M University and a member of the CCIM Institute and the Central Texas CCIM chapter.

Dustin Graf | Associate

Dustin Graf joined Retail Solutions in March 2011. Dustin has lived in Austin for 17 years and has over a decade of commercial real estate experience. His background includes retail/office leasing, investment sales and development. Dustin specializes in representing start-up technology firms and assists them with the entire growing process including office location, business plan and funding. His client list includes such local tech firms as TabbedOut, WholeSecurity and Ziften Technologies.

Since 1997, Dustin has worked with such firms as Commercial Texas, Kennedy Wilson and urbanspace commercial. During that time, he has been involved in leasing, acquisition and disposition of over 1 million square feet of commercial property. Along with leasing, he was involved with the recent University Neighborhood Overlay plan (UNO) and the development of multi-family sites in the University of Texas West Campus area.

Jason Jang | Associate

Jason started his Austin real estate career in 2006 with eTexas Realty and worked both in the brokerage and development fields. He received Rookie of the Year honors in 2006 and Most Improved Agent in 2007.

He worked very closely with his team in the development of Lakeline Square Townhones. He worked side-by-side with the developer during the construction of the project, and once the development was finished, he worked at the sales center to sell the units.

Before joining Retail Solutions as a leasing associate, Powell worked for Edry Commercial Properties in Houston, Texas where he assisted general counsel in performing contract analysis and due diligence for multiple real estate acquisition and development projects. Prior to joining Edry Commercial Properties, Powell clerked for the business law firm of Stump, Craddock, Massey & Farrimond, PC.

Tami Greenberg | Broker Associate

Tami Greenberg joined Retail Solutions from Southwest Strategies Group as a commercial real estate agent. She handled leases and sales of all commercial real estate products and enjoyed working with Sellers and Buyers, as well as Landlords and Tenants.

Before joining SSG, Tami created a corporate sponsorship and promotions agency with business in Austin, Dallas, Houston, LA, and NY. Prior to that, she worked with Xerox and Gartner Group where she honed her negotiating skills, a valuable asset in a dynamic industry such as real estate. Additionally, she developed the ability to create both high-level and detailed plans of action meant to best serve her clients.

The insights that Tami gained from her background in entrepreneurial ventures , technology and nonprofits benefit the unique needs of her Austin clientele.

Tanya “Renee” Figliozzi | Broker Associate

Tanya “Renee” Figliozzi has represented such projects/clients as the Lakeway Regional Medical Center, Security State Bank, and many private owners of retail and office buildings.   She joined Retail Solutions upon selling her Lakeway, Texas real estate company and the completion of the Lakeway Regional Medical Center pad site development.

Renee’s real estate career began in Michigan during her pursuit of an International Business Management degree. After relocating to Texas in 2000, Renee decided to make Real Estate her full time career. She joined Keller Williams of San Antonio and was awarded “Rookie-of-the-Year” in 2001. She also earned her ”Black Belt in Training” for KW University. She moved to Austin in 2006 where she continues to be a Texas Real Estate Commission (TREC) certified instructor, teaching in the Austin area schools and title companies. Gloria Tsai | Vice President of Operations

Gloria Tsai is the Vice President of Operations at Retail Solutions.  Ms. Tsai oversees the general operations of the Retail Solutions corporate office in Austin as well as its outside offices.  

Prior to joining Retail Solutions, Ms. Tsai was the Operations Manager for KW Commercial, the commercial arm of Keller Williams Realty International.  There, she maintained the value proposition and assisted in the firm’s growth from 200 initial brokers during its launch in early 2009 to over 1,000 brokers within 3 years.  Ms. Tsai was also previously a Brokerage Assistant at the Austin office of The Weitzman Group.  She obtained her TX real estate license and after 4 years of working for the company’s Top Producers and Heavy Hitters, Ms. Tsai was promoted to Marketing Coordinator handling all marketing efforts for the Austin office.

Ms. Tsai earned her Bachelor’s Degree from the University of Texas and is a member of the International Council of Shopping Centers (ICSC), Women in Real Estate Development (Central TX), and the Young Women’s Alliance (YWA).

Robert MacAlister | Principal : Houston Retail

Robert Mac Alister has been a real estate broker for over 20 years and has served as the National Director of Leasing and Development for two national REITs’.

He has extensive experience in commercial development, redevelopment, leasing, sales, dispositions, acquisitions and asset management. He has also developed 2.5 million square feet of retail, office and warehouse properties while negotiating over $500 million dollars in commercial leases.

Robert Mac Alister has held a number of executive leadership positions, has been responsible for company operations and management and has retooled a number of leasing teams and programs which has resulted in substantial occupancy and average rental rate increases. Bob has also developed a number of anchored and specialty strip plazas as a co-owner.

Simon Ha | Vice President

After graduating from Boston University with a B.S. in Business Administration, Simon started his professional career at MassMutual Financial Services where he guided investment clients with an average net worth in excess of four million dollars.

While successfully expanding his family’s retail business into two different markets, he found himself negotiating commercial leases for all of their chain’s franchise locations, which subsequently led to an opportunity leasing the retail portfolio for Hartman Income REIT, a privately traded REIT based in Houston, Texas. Under the tutelage of Robert MacAlister, he successfully leased up and stabilized a 750,000 square foot retail portfolio and established a long list of trustworthy, working relationships with retailers, brokers, and landlords alike- driven in part due to his strong interpersonal skills and straightforward demeanor.

Amber M. Schmidt | Associate Vice President

Amber has over twelve years experience in real estate. Prior to joining Retail Solutions, Amber worked for MAXXAM Property Company, CB Richard Ellis, and Transwestern where she obtained vast experience in sales, marketing, and management across commercial and residential resort lines for the Greater Houston and South Texas regions, as well as other states in the US and Central America. Her main focus was in brokerage services, including investment disposition and acquisition, and landlord and tenant representation. She also was involved in real estate development and property management.

Amber brings a diverse, well-rounded, transactional experience, superior market intelligence, and successful track-record achievements for her clients, and always seeks to exceed expectations. Amber is results-oriented and offers proactive and resourceful solutions along with strong owner, tenant and broker relationships.

Renee joined Retail Solutions in 2011 as a leasing agent. A native Houstonian, she began her real estate career in 2005 in the Fort Hood/Killeen region of Texas before relocating back to the Greater Houston area in 2007.

She has strong retail leasing experience, and her primary responsibilities include project leasing and tenant representation in the Houston MSA.

Tim McBrearty | Senior Vice President

Tim McBrearty is a senior real estate executive with thirty years of progressive experience and a proven record of success in all aspects of commercial real estate sales, leasing, and lending, specializing in the retail sector. He has strong skills in interpersonal communication and negotiating and has held executive leadership and managerial positions throughout his career.

Immediately prior to joining Retail Solutions, Mr. McBrearty founded MC Properties, a commercial real estate company, which he managed for twelve years. He has negotiated complex retail leases and sales contracts with institutional and private investors and national syndicators. Mr. McBrearty is knowledgeable in many facets of real estate law, including bankruptcy, litigation, contracts and leases. He also has extensive experience in the platting and zoning processes.

Mr. McBrearty earned his Bachelor’s degree in Psychology from the University of Houston and his Master’s degree in Clinical Psychology from St. Mary's University in San Antonio.

Don Prater | Broker Associate

Don Prater has been representing tenants, buyers and owners of retail and office properties since 1987. He has completed over 700 real estate transactions involving over eight million square feet of commercial properties. Prior to joining Retail Solutions in 2011, Don was a top producer for two commercial real estate companies representing both Texas-based clients and national companies. He began his career with a commercial real estate developer where he leased over 920,000 square feet of both retail and office space throughout Texas. Don earned his Bachelor of Communication degree from the University of Texas at Austin.

Dallas | Fort Worth Office

Dale Bryant | Principal : Dallas/Fort Worth Retail

Dale P. Bryant has thirty three years of integrated real estate experience as a Principal in a construction and development firm, as Director of Acquisitions for a regional investment group, and as Section Chief for valuation and sales with the Federal Deposit Insurance Corporation. Other areas of expertise include real estate valuation services, landlord brokerage services, eminent domain projects, hotel site selection, asset and portfolio management, and real estate litigation.

Most recently, Mr. Bryant was Director of Sales and Marketing on the Federal Deposit Insurance Corporation account with CB Richard Ellis in Dallas, Texas.  In 2010 Mr. Bryant and his sales team sold 2,000 properties nationwide and generated $520 million in sales for the FDIC. Mr. Bryant’s vast experience and management skills bring a unique approach to driving value in today’s turbulent real estate market.

Brian W. Heitman| Associate

Brian has 12 years experience in commercial real estate and has extensive knowledge in a broad number of specialties: finance, accounting, property management, development, underwriting, commercial mortgages, raising equity and partnership relations. Working with REIT’s and private partnerships in these myriad of disciplines has given him expansive knowledge of the commercial markets and product. From reconciliations and lease reviews with an overall portfolio value of $850MM, to the utilization of Argus for modeling and value determination, Brian has done it all!

In 2004 Brian and his partner chartered a residential real estate company that bought and held single family homes, small unit complexes, and condos. The company was taking advantage of lower values and expanding with more residential purchases, commercial product, and third party management.

Carlos Mendes| Associate

Carlos Mendes joined retail solutions in 2011 as an Associate on the retail leasing team in the Dallas office. His main responsibilities include project leasing as well as tenant representation.

Carlos started his real estate career with Caldwell Banker Real Estate Brokerage as a Sales Associate in Plano, Texas representing buyers and sellers in the commercial market throughout the DFW area.

Carlos is a seasoned professional with 23 years of experience in Architecture, Design Build and Project Management. Areas of expertise include real property site analysis, programming, planning, design development, budget and value engineering and construction. These projects include commercial, retail, automotive dealerships, low, mid-and-high-rise office, medical, financial and religious institutions.

Mr. Mendes received a Bachelor of Architecture Degree from Louisiana Tech University and is fluent in Spanish and Portuguese.

Javier Robert| Leasing Assistant

Javier Robert joined Retail Solutions as an assistant on the Retail Leasing Team. His main responsibilities include project leasing as well as tenant representation in the greater Dallas-Fort Worth area.

Prior to joining Retail Solutions, Javier started his own residential firm focusing on the Hispanic markets, where he built a sizable portfolio. He specialized in the development of marketing systems, analyzing Hispanic markets, building contacts and the implementation of processes to create an efficient flow in the firm to allow for the expansive growth of the company.

Javier is a member of Global Information Network (GIN) and of the International Council of Shopping Centers (ICSC).

South Texas Office

Ricardo Rubiano | Principal : South Texas Retail

Ricardo Rubiano, CCIM, joins Retail Solutions as the Principal in the South Texas office servicing markets including the Rio Grande Valley, Laredo, Corpus Christi and the surrounding areas.

He brings over 16 years of South Texas, commercial real estate experience to Retail Solutions. Over those years, he has worked on mixed-use, retail projects and has been involved in other large scale projects, from design through construction, to leasing, in both the United States and Mexico.

Rubiano is well-known as a commercial real estate expert in foreign national investments, and over the past 5 years, has gained national attention from his work with Mexican Nationals in purchasing income-producing real estate. He often speaks to regional and State organizations across the United States on the topic.

Prior to joining Retail Solutions, Rubiano worked with AAA Real Estate & Investment in South Texas- a full service, commercial brokerage firm.

Rubiano currently serves as the Senior CCIM Liaison to Mexico. He is a citizen of the United States and Mexico and has a bachelor in Science degree from Texas A&M University.

Sergio Adame, CCIM | Associate Broker

A native of South Texas, Adame was born and raised here in the Lone Star State and brings over six years of commercial real estate experience to Retail Solutions.

His real estate brokerage career began in 2005, and he has since become a member of the National Association of Realtors Graduate Realtor Institute and a member of the industry-coveted CCIM designation, as well as a Texas Real Estate Broker. Over the past six years, he has specialized in mixed-use, land development, and retail development joint ventures.

Adame has a a B.A. in Criminal Justice with a Minor in Legal Studies from the University of Texas at San Antonio. He currently serves as the junior liaison to Mexico for the CCIM Institute.

Horacio Gallegos | Associate

Gallegos brings over 7 years of commercial real estate experience to Retail Solutions.

He received his license in 2005 and has experience in rehabbing multi-family, and small- to medium-sized commercial properties. Gallegos’ recent focus has been on representing and advising Mexican clients on their commercial real estate purchases in Texas. Prior to his career in real estate, Gallegos worked with various Austin, Texas start-up companies, as well as Dell, Inc. as a project manager.

He earned a Bachelor's Degree in Business Administration from St. Edward's University and a Master's Degree in Advertising from the University of Texas at Austin. He currently serves as the 2011 Chair of the Texas Association of REALTORS International Committee.

Gallegos is certified by the NATIONAL ASSOCIATION of REALTORS to teach various real estate classes involving international transactions.
